Gateway of Pacific Buildings 1-3
Cumming Group provided cost management services for the core and shell of Confidential Life Science RE Co.’s Gateway of Pacific Buildings 1– 3 in South San Francisco. Gateway of Pacific is a purpose built, multi-phased development that offers flexible solutions for growing and established life science companies. This fully integrated campus with approximately 2 million rentable sq. ft. is located on an active, urban park setting.
Cumming Group also provided cost management services for the fit-out of Traverse, Gateway of Pacific’s 47,000-sq.-ft. amenity center that features two restaurants, a fitness center, bay and mountain views, and meeting and event space. Construction on Traverse was completed in 2021.
Confidential Life Science RE Co. pre-leased the entire North Tower of the Gateway of Pacific Building 2 (GOP 2 North) to a confidential client for research and development facilities. Cumming Group provided cost management and project management services for the tenant improvement fit-out. Cumming Group assisted the Owner with defining the tenant improvement project, monthly cost reporting, and cash flow monitoring. On behalf of the Owner, Cumming Group was also involved in general contractor change order and billing reviews as well as providing as-needed cost analyses exercises. GOP 2 North delivered turnkey to the confidential client, consists of 243,850 sq. ft. of laboratory and office space.
