The Langham Boston
Cumming Group provided pre-contract and initial post-contract cost management services for this project, which consisted of the renovation of 317 keys and 25,000 square feet of public space in a historic hotel in downtown Boston. Our role started in the schematic design phase, where we attended design meetings and provided independent estimates and cost advice to support final design decisions. Subsequently, we led a value engineering effort to return the design to budget and provided initial post-contract cost management services through 90% buyout of the GMP.
Renovations to this historic property, which was identified as a Boston Landmark in 1978, included a new canopy and awnings at the main entrance, along with modern uplighting to illuminate the building; a new street entrance for the lobby bar, which is now separated from the lobby by a new glass screen; a redesigned lobby, including a changed floorplan and color palette; and upgrades to all of the guestrooms. The hotel’s event and meeting spaces were also renovated.
