Waldorf Astoria New York
Cumming Group provided project management services for the comprehensive revitalization of the Waldorf Astoria New York, one of the city’s most iconic landmarks. This multi-phased development blended historic preservation with modern luxury, reintroducing the hotel’s legacy of glamour to a new generation of guests and residents.
The 1.65 million-square-foot restoration delivered approximately 377 hotel rooms and suites, 350 branded residences, and a complete systems replacement. The project also introduced updated retail and restaurant spaces, meeting and event venues, a wellness spa, reconfigured porte-cochères, and parking facilities.
Many of the Waldorf’s most celebrated spaces—the paneled main lobby with its signature clock, the mosaic-tiled Park Avenue lobby, the multi-level Grand Ballroom, and numerous other historic features—were authentically restored following their designation as official New York City landmarks. Exterior improvements included the replacement of more than 5,300 windows with historically accurate designs. Led by Skidmore, Owings & Merrill (SOM), the design team drew from decades of archival research to ensure the revitalization respected the hotel’s heritage while transforming it into one of the world’s premier destinations for hospitality and luxury living.
