A confidential biopharmaceutical company leased the entire North Tower of the Gateway of the Pacific Building 2 (GOP 2 North) in South San Francisco, CA.

GOP 2 is a key building in this state-of-the-art life science campus that BioMed Realty is developing.

This 241,000 sq. ft. laboratory and office buildout was delivered turnkey by the owner and landlord, BioMed Realty, to the tenant. Cumming Group represented BioMed Realty to ensure the project was designed and constructed to the tenant’s programming standards and requests. Extensive coordination was required between Cumming Group, the tenant, the architect, and the contractor for key laboratory-driven design aspects, including magnetic shielding for electron microscopes, a fire mist suppression system, and controls for hazmat transportation in elevators. The core and shell and tenant improvement teams worked together to incorporate tenant improvement changes into the base building while construction was in progress, thus saving money for the tenant by avoiding rework later. The project was completed on time and under budget, allowing the tenant to move into their facility as scheduled.
