Evermont Mixed-Use Development, South Los Angeles, CA

Cumming Group provided project and cost management services for Evermont, a mixed-use development in South Los Angeles. The project, co-developed by BRIDGE Housing, the Coalition for Responsible Community Development (CRCD), and Primestor Development, includes 180 affordable apartment units for seniors and families, eateries and retail stores, a transit plaza, and LA Metro training facility. The four-acre parcel of land, which had been vacant since 1992 after the Los Angeles riots, is being transformed into a hub for community growth and retail space. The development aims to support the historically marginalized and under-resourced community, with 78% of residents earning low to moderate incomes.

Vista@Evermont, led by Bridge Housing and the Coalition for Responsible Community Development (CRCD), offers 62 permanent supportive housing apartments for seniors who have experienced chronic homelessness. Luminus@Evermont features 118 affordable homes for low-income families, including 60 permanent supportive housing units. These units combine affordable housing with wraparound health, behavioral health, and social services for people who have experienced chronic homelessness. The project also includes the Seed School of Los Angeles County, a public charter boarding school specializing in preparing students for careers in transportation infrastructure, STEM, and the humanities.

The development includes over 64,000 square feet of commercial space, anchored by Target, along with other complementary retail units focused on local businesses and community support. It also features a landscaped public transit plaza on Vermont Avenue and improved pedestrian and cycling connections to other community facilities. The project is anticipated to receive LEED Gold certification. Additionally, a five-story parking structure will serve both commercial and residential tenants.

The design of Evermont was done by TCA Architects and Walker Consultants, with construction management provided by the Cumming Group and TEC with Suffolk serving as the general contractor. Construction is expected to be completed in 2024.
