Located in downtown Boulder, the former Daily Camera building has been redeveloped into PearlWest, a two-building, four-story, 289,354-sq.-ft., mixed-use development with over 112,000 sq. ft. of below-grade parking (featuring an automated 59-space parking system) and more than 40,000 sq. ft. of restaurant/retail space, including a rooftop restaurant in the Walnut building. The second through fourth floors of both buildings contain over 120,000 sq. ft. of office space that are connected via an enclosed pedestrian bridge across the alley. The project is pursuing LEED Platinum certification. The project features cutting-edge green building techniques and technology, along with commercial and retail space that accommodates large and small companies, including local businesses and entrepreneurs. The development was designed to reflect the character of both the new and old buildings that are adjacent to it, with excellent viewing opportunities, expansive outdoor decks, gardens, and contrasting combinations of stone, concrete, timber, metal, and glass. The scope of work performed by Cumming included upfront planning and assistance, management of the architect and general contractor, negotiation of the contracts, establishment of the IGMP and FGMP, and entitlements oversight. Our services were also comprised of project management during construction, which included pay application reviews, change order reviews, and schedule reviews.
