Cumming provided project management, cost management, design management, FF&E coordination, permit expediting, and insurance dispute resolution services for the full storm recovery renovation of the exterior facade, ballrooms, meeting spaces, and all 375 guestrooms.

Project Overview
After being severely damaged by Hurricane Irma in 2017, The Ritz-Carlton South Beach required a full renovation of the main entrance lobby; the hotel restaurant; the pool deck; all of the hotel’s meeting rooms, ballrooms, lounges, and public restrooms; and all 375 guest rooms and suites. Cumming provided numerous services on this expansive multi-year project, including insurance dispute resolution, storm mitigation, project management, cost management, and scheduling assistance. Our team worked closely with the joint venture formed between Flag Luxury Group and Lionstone Development to ensure all damages were repaired and all original design aspects were reinstated to reflect the vibrant culture and colorful history of Miami.

Project Outcome
The project was a complete success. Our initial forecasted budget was $87 million, but we completed the project at a direct cost of $81 million.

There was not an initial schedule for the project; the timeline was dictated by extenuating circumstances due to the hurricane. “The life safety component really drove the schedule,” said Bautista. “When Marriott decided they needed to open for the travel season of 2020, we met their expectations.” TCO was achieved on November 6, 2019 and the hotel opened to the public in January 2020.

The final result encompasses a vision of the past, present, and future of Miami and stands ready to welcome leisure travelers, business travelers, families, and groups alike.
