Project Execution

The role of an owner’s representative is to serve as the project leader, to strategize and manage all facets of a construction project in accordance with the owner’s goals.

One of the most important parts of a project is successful bookkeeping, reporting, and accounting protocols. Our project bookkeeping services provide accurate and detailed project accounting, so we constantly know where projects are against their budgets.

Services include: Budget tracking, release of lien tracking, purchase orders, expense / commitment tracking against budget, vendor payment management, change order tracking, Account reconciliation, monthly reporting, and client accounting software management.

Cumming Group provides commercial and residential Construction Bank Draw Inspection services to individual project owners, banks, and other financial institutions. Typically conducted on a monthly basis, our Construction Bank Draw Inspections include a site inspection to assist the lending institution in determining the appropriate release of construction funds.

Our inspection evaluates the accuracy of the draw request, construction phase completion, stored materials on site, and that all construction work is in place per the plans and specifications prior to the release of funds.

While Cumming Group conducts formal Owner/Architect/Contractor meetings in addition to informal onsite meetings with the contractor on a weekly basis, additional supervision may be required.

Site visits are both announced and unannounced to ensure project cleanliness, safety, and workmanship. During construction and critical onsite activities, our team can monitor that the General Contractor updates and maintains project schedule weekly to identify any lags or delays in schedule.

Construction claims are complex and often require subtle distinction of engineering and construction practices. As such, Cumming Group’s witness testimony services provide the insight necessary to ensure the success of your litigation strategy.

Through our forensic investigation of contracts, schedules, bid estimates, design documents, change orders, and correspondence, Cumming Group’s consultants can thoroughly evaluate the issues and documents surrounding your suit.

Market Analysis

The construction industry managed to grow by a little over 1% in 2023. This is almost entirely due to inflation rather than an increase in overall volume. When controlling for inflation, spending declined by a little over 1%. In addition to ongoing inflation, the industry is grappling with volatility in material prices and increasing labor costs. Workers who left the industry in 2020 have yet to be replaced, and this has pushed labor costs up across the board.
